In order to hire someone, the first thing you need to understand is who they are and what they do; so let’s start there.
 
A buyer’s agent is someone who educates, advises, and provides a buyer with information on homes and land for sale. Although not part of the “official” job description, as a buyer’s agent I spend much of my time managing the buyer’s anxiety and concerns through constant emails, text messages, and phone conversations. The best part about having a buyer’s agent is our commission is paid for by the SELLER!  So basically, you as a buyer get our services FOR FREE! Who would not want someone to spend the numerous hours searching for homes, finding the answers to all your questions, and scheduling the times to get into the houses; while at the same time helping you keep your stress levels to a minimum- all at the expense of someone else? Sounds like something I wish I could have year round and not just a few times in my life when I will buy a home!
 
When looking for a home, it is similar to other big events in your life like - getting through college; planning a wedding; having a baby; etc. TIME does not stop and wait for us to get through the process of buying a home. It can feel overwhelming trying to get pre-approved for a loan; spending all your free time searching the web for houses; (that you fall in love with only to realize they have already sold because the search engines online do not often update the house's status); then trying to coordinate with the different agents and sellers to actually see the home around your schedule and theirs.
 
Once you find the home you want, you have to know how to write the best offer to ensure you get the home before someone else; you need to decide what inspections you need to have done on the house and then will need to get those scheduled and be present to hear the feedback from the inspector. There is deciding what problems from the inspection you should ask the seller to fix and deciding what you can live with. Having an agent is very important as there are a lot of steps in the process of buying a home.
 
Hire a buyer’s agent because they will take care of and manage all these tasks for you so you can continue managing all the other things in your life that need your attention!
