Some people love them and some people hate them.  A home warranty covers what your home owners insurance doesn't.  If you haven't been happy with a home warranty in the past, it's not always the warranty so much as it is the contractor.  If it's not covering what you think it should call your real estate agent!  Your agent should have a relationship with the representative and can help get proper coverage!

If purchased during a real estate transaction or shortly after, the warranty price is discounted but you can get one anytime. Different warranties cover different things. You can find a warranty that covers the basics such as the electrical and plumbing systems of your home or you can purchase one that also covers your appliances and some home warranty companies even have a policy that covers your pool.

Typically your home warranty will expire one year from your closing date and you will have the option to extend by either paying for the entire year or making monthly payments.

For me, as a home buyer 5 years ago the seller purchased a home warranty for me and we have continued with it and it has been very useful. In those 5 years we have had an air conditioner replaced, 2 water heaters, numerous electrical and plumbing issues repaired and just last month my dryer quit working and was replaced.

If you are purchasing a home that is older, or has older appliances talk to your agent about negotiating a home warranty into your real estate transaction.  Some sellers are willing to pay and it can give you a lot of piece of mind in that first year.
