Did you know most homeowners insurance policies no longer cover 100% of roof damage?  The majority are adjusting their coverage to "depreciated" value.  This is important, especially during storm season.  I know the policies are long and kind of boring but it's important that you read them.  Break out the highlighter!  It matters most when you need it!

And don't be afraid to ask your insurance agent to clarify any questions. Bring up concerns you have about the property and ask the agent for recommendations on policy riders to make sure you are completely covered!

Are you looking to buy a home? If the roof is older or looks damaged, make sure you have it inspected. A whole house inspector will inspect and may recommend further evaluation buy a roof specialist. You don't want to close on your new home and find out that the roof needs to be replaced or the home can't be covered. That is a big expense. If found before you close, your agent can negotiate with the seller to replace OR lower the price so that you have funds to replace after closing.

And make sure you shop around for your insurance, this is a big decision as a homeowner and you want to make sure when something happens like a hail storm or a fire...your family is taken care of!
